For years, you pay your homeowners insurance. Every month the payment comes out, and every year the premium may go up. You continue paying because you believe that if something terrible happens to your home, your insurance company will be there to help put your life back together.
After all, isn’t that what insurance is for?

But here is a question every homeowner should ask themselves: Have you ever actually read your entire homeowners insurance policy?

When the Investigator Became the Homeowner

Sheila Wysocki has built her career around asking questions, examining details and searching for answers when situations become complicated. She is a nationally recognized private investigator who has spent years working murder and other difficult cases as well as advocating for victims and their families.

After the January 2026 ice storm hit Middle Tennessee, Sheila found herself facing a very different kind of investigation. This time, the questions involved her own Nashville home and the homeowners insurance policy she had trusted to protect it.

Like most homeowners, Sheila had insurance in place and had every reason to believe she understood the protection she was paying for. But when a major loss actually occurred, she began taking a much closer look at the details of her policy and the insurance claims process.

Dennis Ferrier shared Sheila’s experience in an August 17 FOX 17 Ferrier Files report titled “Nashville homeowner turns to AI while navigating insurance claim after ice storm.”

According to Ferrier’s report, Sheila and her family lost electricity during the January ice storm and left their Nashville home. When they returned, they discovered extensive water damage throughout the house, affecting ceilings, furniture, flooring and subflooring.

Rather than simply accepting everything she was told, Sheila approached the situation the same way she approaches an investigation. She began gathering information, studying the documents, asking questions and looking for a better understanding of exactly what her policy covered.

She also turned to a tool that is now available to millions of homeowners:  “AI” artificial intelligence.

What makes Sheila’s story so important isn’t that she failed to understand her insurance policy beforehand. The reality is that most homeowners never have a reason to examine every page of a complicated insurance contract until something happens.

What makes her story important is what she did once she realized how much there was to understand.

She investigated.

And in doing so, she discovered a lesson that could help every homeowner: Don’t wait for a disaster to start asking questions about the insurance policy protecting your home.

Do You Really Know What Your Insurance Covers?

One of the most interesting parts of Dennis Ferrier’s story came when Sheila admitted something that probably applies to millions of homeowners.

She had insurance, but before this happened, she had never read the entire policy.

She told FOX 17, “Never read it before.” (WZTV)

Think about that.

You could pay an insurance company thousands of dollars over the years, possibly tens of thousands of dollars, but could you explain exactly what you purchased?

What happens if a pipe freezes? What happens if water comes through your roof?
What happens if your refrigerator or washing machine leaks while you’re away?
What about mold? What about sewer backup?
What about flooding?
What if a tree falls on your house?
What happens if your home becomes unlivable and you have to stay somewhere else for several months?

Would everything be covered?
Would some of it be covered?
Would none of it be covered?

Do you actually know?
If you don’t, you are certainly not alone. But Sheila’s experience should give every one of us a reason to find out.
Sheila Did What Investigators Do: She Started Investigating

Once the insurance process began, Sheila started doing what she does professionally. She investigated.
This time she had a tool available that homeowners didn’t have just a few years ago: artificial intelligence.

According to Ferrier’s report, Sheila used AI to help break down portions of her insurance policy and complicated communications from the insurance company into language she could better understand. (WZTV)
Sheila explained the purpose perfectly when she told Ferrier:

“The AI tool, it’s a tool for asking the right questions.” (WZTV)

That may be the most important sentence in this entire story.

Sheila wasn’t saying AI suddenly made her an insurance expert or attorney. In fact, she specifically explained that it didn’t. What it did was help her determine what questions she needed to ask the real experts. (WZTV)

That’s something every homeowner can do.

Take Your Own Policy and Investigate It!

This week, get a complete copy of your homeowners insurance policy. If you don’t have it, contact your insurance agent and ask for it.

Make sure you have the entire policy, including endorsements, exclusions and amendments.

Then start reading it.

If you use ChatGPT or another AI system, you can also have AI help you understand the language. Don’t simply ask, “Is this a good insurance policy?”

Ask specific questions.

Questions You Should Be Asking

  • What are the biggest exclusions in my homeowners policy?
  • What types of water damage are not covered?
  • What happens if pipes freeze and burst?
  • What happens if water enters through my roof?
  • Is damage caused by an ice dam covered?
  • Does my policy cover sewer or drain backup?
  • Does my policy cover flooding?
  • What happens if mold develops after water damage?
  • Is my roof insured at replacement cost or actual cash value?
  • How could depreciation affect the amount I receive?
  • Do I have separate wind or hail deductibles?
  • What happens if my house becomes unlivable?
  • How much temporary housing does my policy provide?
  • How long will the policy pay those expenses?
  • What happens if my contractor’s estimate is higher than the insurance company’s estimate?
  • What documentation am I required to provide after a loss?
  • What deadlines must I meet when filing a claim?
  • What endorsements have changed my original coverage?
  • What circumstances could cause part or all of my claim to be denied?

And then ask one question that could really open your eyes:

“Give me 20 examples of situations where I might believe this policy covers my home, but because of an exclusion, limitation or requirement, it may not.”

You might be surprised by the answer!

Find Out What Isn’t Covered Before the Storm

Another lesson from Sheila’s approach is equally important.

FOX 17 reported that AI helped Sheila identify things her policy didn’t cover. Instead of spending all her time fighting about something that wasn’t included in the policy, she focused on determining what was covered. (WZTV)

That’s a valuable lesson.

Finding out something isn’t covered after your house has been damaged doesn’t give you many options.

Finding out today gives you choices.

You can talk with your agent. You can ask about an endorsement. You can purchase additional coverage. You can compare policies. You can get another professional opinion.

You have options because the disaster hasn’t happened yet.

Don’t Wait Until You’re Standing in Water

Dennis Ferrier’s story about Sheila Wysocki isn’t important simply because it involves an insurance claim.

It’s important because Sheila is an investigator.

She spends her professional life asking questions, examining evidence and looking for details other people may have missed.

Yet even she hadn’t read her entire homeowners policy before disaster struck.

How many of us can say the same thing?

Don’t wait until your ceiling is lying on the floor.

Don’t wait until your furniture is soaked.

Don’t wait until you’re standing in water.

Don’t wait until an adjuster is walking through your home.

And certainly don’t wait until someone tells you:

“I’m sorry, that’s not covered.”

Pull out your policy tonight.

Read it.

Use AI to help explain what you don’t understand.

Ask AI to find the “gotchas.”
Ask it to identify exclusions.
Ask it to identify limits.
Ask it to create questions for your insurance agent.

Then call your agent and get real answers.

You may discover you’re very well protected. You may discover a couple of small gaps that are easy to fix. Or you may discover that the insurance policy you’ve been paying for year after year isn’t exactly what you thought it was.

Whatever you discover, wouldn’t you rather know today than the day after a disaster?

Having homeowners insurance is one thing.

Knowing exactly what that insurance will do when you need it is something entirely different.

Sheila Wysocki has spent years investigating difficult cases for other people. This time, her own experience gives the rest of us some valuable advice:

Investigate your insurance policy today, so you don’t have to investigate why your claim wasn’t covered tomorrow.
